Cayuga Lake

Cayuga Lake's lakefront housing market for Q1 of 2026 was relatively stable compared to 2025 Year-End results. The median sale price was in line and when an outlier is removed for SP/Lakefront Foot*, it comes back in line at $10,184 resulting in an 8.7% increase. There was downward pressure on seller's getting their Original List Price and the total days from list to close was elevated likely due to late fall and winter listing dates.

Owasco Lake

Owasco Lake's lakefront housing market for Q1 of 2026 is highly skewed by having only one sale close vs 2025 Year-End results. However, the one sale shows the SP/Lakefront Foot to be in line with expectations. Owasco Lake continues to post higher than average Effective Total Tax Rates versus other lakes reported on which includes all property and school taxes. More data will be needed to document clear trends moving forward.

Seneca Lake's lakefront housing market for Q1 of 2026 was fairly stable compared to 2025 Year-End results. The median sale price was in line with exceptions and saw modest growth. However, there was downward pressure on SP/Lakefront Foot as well as how much seller's are getting of their Original List Price. Effective Total Tax Rates saw an unfavorable move higher. Late fall and winter list dates also impacted total days from list to close.

Skaneateles Lake's lakefront housing market for Q1 of 2026 varied widely compared to 2025 Year-End results and had sales ranging from $815,000 to $5,850,000. There was downward pressure on SP/Lakefront Foot, Original List Price to Sales Price Ratio and Median CDOM pulled down by 299 and 473 CDOM for two listings. Skaneateles Lake continues to post the most attractive Effective Total Tax Rates of all lakes reported on.
